Concerns about COVID-19 have changed just about everything to do with daily life including selling a home. Professional realtors are making changes to the way they do business in order to keep buyers and sellers safe. Here are some of the ways we’ve adjusted our process.
In order to provide a market valuation for the purposes of listing a property, a realtor would typically make an appointment to visit and tour the home. We use virtual meeting technology, such as Zoom, to meet with the seller remotely. Using the camera function on their cell phone, the seller can take us on a remote tour of the home giving us sufficient exposure to be able to provide an accurate CMA.
We use virtual conferencing tools like Facetime, Google Meet and Zoom to meet with Clients to review paperwork, and electronic documents and digital signature software to approve documents.
Open houses are a great way to expose a for-sale property to prospective buyer. Just because we are being urged to avoid public houses in COVID-19 hot spot doesn’t mean we can’t do open houses.
Realtor.ca gives realtors the ability to promote live virtual open houses right in the listing. We schedule and host live virtual open houses on Facebook Live. I walk through the home and yard with my digital video camera showing every room from every angle. For those joining me virtually in real time, I can answer questions, move in to let them have a closer look at things or go back to show them something they wish to see again.
We encourage buyers to use every means possible to view the for-sale property virtually and to only book an in-person viewing if they are seriously intent upon making an offer. Rather than the video slide show that most realtors employ, our listings have 3D virtual tours to give buyers a truly immersive experience of the home. From the comfort of their couch, buyers can move throughout the home at their own pace, exploring every corner. This gives them a much better feel for the property and informs whether they want to take the additional step of booking a viewing.
