As a complimentary part of our service to home sellers we will obtain a pre-sale home inspection and a staging consultation. The pre-sale home inspection will highlight items in the home that need to be repaired or brought up to standard, and serves as a “to do list” in preparing the home for sale. Having a pre-sale home inspection can also help expedite things at the offer stage. By providing the home inspection document to buyers, they might feel comfortable offering a higher price and may be less likely to include a home inspection condition in their offer resulting in a firm sale faster.
The National Association of Realtors states that a staged property sells 88% faster and for 20% more than one that hasn’t been staged.
The staging consultation will provide suggestions on how to present the home in the best light so that buyers can see themselves living there. Some of the staging tips might be about de-personalizing the space by removing family photos and other personal items, or about removing “clutter” so the home feels more spacious, or about rearranging furniture to make the most of the home’s layout. Staging services vary greatly from making recommendations sellers can do on their own, to painting walls and replacing furniture – since each situation is unique the staging consultation becomes a critical part of the process.
